Tips for Selling Homes in Winter

Selling a home in the winter months can be challenging, but done well, very successfully. Presenting a property at its best is difficult in dreary, cold weather, especially when buyers are less inclined to venture out to inspections. Furthermore, the Summertime benefits of natural lighting, beautiful gardens and outdoor living areas can be a harder sell in the depths of winter. However, there are ways to combat these factors and present your property as a haven from the elements.

Outside Presentation

When the weather is gloomy, looking good takes a little extra work. Perfecting the details of your property will pay off during inspections. Be sure to have cleared the gutters, cleaned the windows, raked away leaves and mowed the lawn. This maintenance will show a valued home which is well cared for. A nice door mat can also be a stylish and practical touch during the winter.

Emphasise comfort: warm and cosy

When a property is well presented and prepared, the cold weather can sometimes be an advantage. Stepping into a warm, cosy refuge from the elements can make an excellent impression on buyers. This can be done using rugs, textured blankets/throws and cushions, good lighting, and of course heating. A fireplace is great if available, otherwise a heater will do. The atmosphere can also be improved by the smell of fresh coffee, baked bread and candles can help the ambiance even during the day.

Make the most of the lighting: Natural and Artificial

Lighting is another key issue during winter. Overcast skies and shorter days don’t do your home any favours. Poor lighting in winter can be combatted by maximising the lighting available to you. Be sure to schedule inspections when the property is at its winter’s best. Having clean windows and open blinds will let in natural light, but this isn’t always enough. Make sure every area is well lit, and use lamps if the fixed lighting isn’t quite up to scratch.

 

Show buyers what it’s like in the Summer months

Finally, make sure your sales agent let the buyers know what the property is like during other times of the year. Explain to them where the sun rises and sets, and the best place to watch it from.

Many homes have seasonal gardens, outdoor living spaces, and other attributes which may not be evident during winter. Display some pictures of the house on a beautiful summers day or the garden in full bloom.

 

The winter can be a great time to sell, as long as you remain mindful of the strengths and weaknesses of the colder months.
