The Top Ten Features for Home Buyers

  1. Garages

These days, garages are a lot more than places to park a car. People use them to store bikes or camping equipment and set up home gyms. If renovators do decide to add car accommodation, they should avoid doing it on the cheap.

A carport can also be more easily designed in keeping with the character of the home.

  1. Ensuite bathroom in master bedroom

Unfortunately, bathrooms are the most costly of the rooms per square metre to renovate. Ideally, the addition of an ensuite bathroom is a more cost effective project if you can work with the existing footprint of the home rather than add floor space.

  1. Built in wardrobes

Storage is always of high importance to buyers, and a built-in wardrobe (BIW) can fill a lot of functions. Renovators should be looking to remodel an existing space – not extend – to add a BIW.

  1. Air conditioning and 5. Good insulation

No longer the luxury item it once was, buyers will now expect some sort of cooling in a home. However, good insulation and air-conditioning should go hand in hand.

Renovators should consider a solar passive response to cooling, including shading for the home, before purchasing an expensive cooling system.

  1. Open plan layout

  2. Laundry room

  3. Verandah/balcony

  4. Remodelled/renovated kitchen

  5. High Ceilings
